Rainbow River Retreat Rental Terms, Conditions & House Rules IF YOU CANNOT ACCEPT THESE TERMS, CONDITIONS, AND HOUSE RULES, PLEASE DO NOT BOOK. By booking Rainbow River Retreat, the primary Guest agrees to these rules on behalf of themselves and all occupants, visitors, and invitees. 1. RESPONSIBLE GUEST The individual making the reservation must be at least 25 years old and must personally occupy the Property throughout the reservation. The booking Guest is responsible for the conduct of everyone in their party. Reservations obtained under false pretenses or made for a group when the booking Guest will not be staying at the Property may be subject to cancellation or termination in accordance with applicable booking-platform policies. 2. OCCUPANCY & VISITORS The number of overnight Guests may not exceed the maximum occupancy stated in the reservation. Unauthorized overnight Guests are prohibited. Any additional Guests or visitors must comply with all Property rules, including parking restrictions. An additional charge of $250 per person may apply for Guests exceeding the approved maximum of 10 occupants. Parties, events, receptions, and large unauthorized gatherings are prohibited. 3. PARKING — STRICTLY ENFORCED NO PARKING UNDER THE HOUSE. All vehicles must be parked only in the designated driveway/parking area. MAXIMUM OF 4 TOTAL VEHICLES / UNITS AT THE PROPERTY. For purposes of the four-unit limit, each of the following counts separately: * Cars * Pickup trucks * SUVs * Vans * Motorcycles * Boats * Boat trailers * Utility trailers * Jet ski trailers * Other towable equipment A truck towing a boat and trailer does not count as one vehicle. Example: 2 trucks + 1 boat + 1 boat trailer = 4 total units and the Property maximum. ABSOLUTELY NO PARKING OR DRIVING ON THE GRASS, LAWN, LANDSCAPING, OR ANY AREA OUTSIDE THE DESIGNATED DRIVEWAY. Guests may not: * Park underneath the house. * Create additional parking areas. * Block neighboring properties or driveways. * Block the roadway. * Block gates or Property access. * Park vehicles or trailers in landscaped areas. Bringing a boat or trailer does not increase the parking allowance. Guests exceeding the four-unit maximum must arrange off-site parking before arrival. Guest is responsible for any damage caused to grass, landscaping, irrigation, driveways, structures, or other areas by vehicles, boats, or trailers. 4. COMMUNITY KEY CARD, PRIVATE GATE & BOAT RAMP Guests are provided a community key card providing access to the private gate, boat ramp, and community park. The key card is required for entry and must be kept secure throughout the stay. A $700 replacement fee applies if the key card is lost, damaged, or not returned. Guests may not give the key card to individuals who are not authorized Guests of the Property. 5. BOATS, WATERCRAFT & RIVER RULES Guests using the Rainbow River, boat ramp, kayaks, boats, jet skis, paddleboards, or other watercraft are required to follow all applicable Rainbow River water rules and regulations enforced by the Marion County Sheriff’s Office, Florida Fish and Wildlife Conservation Commission (FWC), and other governing authorities. Guests are responsible for understanding and following all current rules applicable to items placed or used on the water. Boats and watercraft may not remain tied up in the Rainbow River overnight where prohibited. Guests are responsible for arranging appropriate boat, trailer, and watercraft parking and storage. Use of the community boat ramp does not increase the Property’s four-unit parking limit. 6. CHECK-IN & CHECKOUT Check-in: After 4:00 PM Checkout: By 10:00 AM Early check-in or late checkout must be approved by the Host in advance. UNAUTHORIZED LATE CHECKOUT WILL RESULT IN A $250 CHARGE. Guests must follow all checkout instructions before departure. 7. TRASH & GARBAGE TRASH / GARBAGE COLLECTION IS EVERY MONDAY. Guests staying over Sunday night must follow the Property’s trash instructions so garbage is properly prepared for Monday collection. Trash must be placed in the designated containers and may not be left loose around the Property. Excessive garbage, improper disposal, or excessive cleaning required after departure may result in additional charges where permitted. 8. NO PETS NO PETS ARE ALLOWED AT RAINBOW RIVER RETREAT WITHOUT PRIOR OWNER/HOST PERMISSION. Guests may not bring dogs, cats, or other animals onto the Property without written authorization, except animals that must be accommodated under applicable law and booking-platform policies. An unauthorized pet may result in a $500 pet/cleaning charge. Guest is also responsible for actual damage, additional cleaning, deodorizing, flea treatment, furniture damage, or other expenses caused by an unauthorized animal. 9. FURNITURE & PROPERTY ITEMS PLEASE DO NOT REARRANGE THE FURNITURE. Furniture and household items must remain in their designated locations. Indoor furniture may not be moved outdoors. The downstairs grill must remain outside underneath the patio roof and may not be relocated. Guests are responsible for damage caused by moving furniture, grills, appliances, recreational equipment, or other Property items. 10. NO SMOKING OR VAPING Rainbow River Retreat is a NON-SMOKING PROPERTY. Smoking or vaping is prohibited inside the home. This includes cigarettes, cigars, vaping devices, marijuana/cannabis smoke, hookahs, and similar products. Guests are responsible for additional cleaning, deodorizing, repair, or replacement costs resulting from smoking or vaping inside the Property. Tampering with smoke detectors or safety equipment is prohibited. 11. QUIET HOURS & NEIGHBOR POLICY Rainbow River Retreat is located within a residential community. Guests must respect neighboring residents and community areas at all times. Quiet Hours: 10:00 PM – 8:00 AM During quiet hours, Guests may not create excessive noise, including: * Loud music * Yelling * Loud outdoor conversations * Excessive vehicle activity * Parties * Other disturbances affecting surrounding residents Guests are responsible for fines, penalties, damages, or charges resulting from violations caused by Guest or members of Guest’s party. 12. PARTIES & EVENTS NO PARTIES OR UNAUTHORIZED EVENTS. The Property is intended for normal residential vacation use by registered Guests. Weddings, receptions, bachelor/bachelorette parties, large gatherings, commercial events, and similar functions require prior written authorization. 13. PROPERTY CARE & DAMAGES Rainbow River Retreat is a privately owned home. Guests must treat the Property and its belongings with care. This includes: * Furniture * Appliances * Electronics * Kayaks * Bicycles * Cornhole equipment * Darts * Pool table and accessories * Board games * Outdoor furniture * Grill * Community access equipment * Other Property amenities Guest is responsible for damage caused by Guest, occupants, visitors, or invitees beyond ordinary wear and tear. Damage or maintenance problems should be reported to the Host immediately. Guests may not perform unauthorized repairs, alterations, or modifications to the Property. 14. PROPANE FIRE TABLE NO WOOD-BURNING FIRES ARE PERMITTED. Only the provided propane gas fire table may be used where available. Guests may not: * Create ground fires. * Build wood fires. * Burn trash. * Bring unauthorized fire pits. * Relocate the propane fire table. * Leave the fire table unattended while operating. Children must be properly supervised around the fire table. 15. RECREATIONAL EQUIPMENT Kayaks, bicycles, cornhole, darts, pool-table equipment, board games, and other recreational amenities are provided for Guest enjoyment. Guests use recreational equipment at their own risk and are responsible for determining whether an activity is appropriate for their abilities. Children must be properly supervised.
